Note only NON-EU NATIONALS have to apply for this special permit to buy in Mallorca, Menorca Ibiza and Formentera, and only if the property it’s located in rustic area.

-Certified photocopy of valid PASSPORT. If the passport data is not in SPANISH language it must also be TRANSLATED by a sworn translator.
A- If your country of habitual residence is NOT Spain: Certificate of Criminal Record of the Country of RESIDENCE* translated.
B- If your country of habitual residence IS Spain: you will only need to fill out and sign an AUTHORIZATION so that the Ministry of Defense can consult your data of convicts and rebels in the Ministry of Justice.
3.-If you are a Resident, certified photocopy of the Residence permit, and if you are not a Resident, NIE assignment document.
4.-Simple note of the Registry of the Property where the property to acquire is registered.
5.-CATASTRAL GRAPHIC AND DESCRIPTIVE CONSULTATION of the land or property of scale between 1/5000 and 1/25000.
6- PLAN OF THE PROPERTY at a scale of not less than 1/500.
7.- In case of being near a military installation, the distance to it must also be indicated on the plan.
8.- If a construction or works are imminent or in process, a certified copy of the corresponding project and the explanatory report shall be attached.
9.- If the application or request is signed by an authorized person, this point must be accredited with the corresponding ORIGINAL POWER OF ATTORNEY DEED or, failing this, a certified copy of the same.
10.- If the request is for inscription in the Property Registry, a certified copy of the deed of sale must be provided.
INFORMATION ABOUT THE APPLICANT
-In case of being a resident, the NIE.
-If you have an appointed representative, all his/her data shall also be included in the application.
-The name, DNI and nationality of the current owner who is selling, transferring, etc. shall also be added.
An address in SPAIN and if it is possible also telephone number and e-mail will be indicated for “communication purposes” with the interested party.
INFORMATION ABOUT THE OBJECT TO BE PURCHASED
-Situation (Municipality, Locality, Island)
-The size or surface of the land or property.
-Registration data: Inscription (Volume, Book, Folio, etc.) and cadastral reference.
-Distance reduced to the coast
-Distance to any nearby military installation, if known.

-Total built-up floor area
-Number of lots
